Speculative duplex development on a leftover 75'X95' infill lot complicated by a couple of large heritage oaks restricting the buildable footprint. The challenge was to fit all the program between the critical root zone of the trees as well as conform to the zoning envelope governing building height as well as proximity to neighboring property lines. The building is broken into two distinct volumes distinguishing each residence while focusing away from one another for privacy.
A SALAS DESIGN WORKSHOP PROJECT
Each unit is roughly 1,200sf with two bedrooms, two full baths, a dedicated office area, and a bonus attic space.
